Play Estate Winery Hospitality Development
Stagewest Hospitality LLP, Managing Partner of Play Estate Winery in Penticton British Columbia, has prepared plans for the development of a boutique hotel and world class destination spa facility to dramatically expand and enhance the existing restaurant and winery operation.
We are presenting this opportunity to sophisticated investors (individuals or groups) looking to participate in an exciting hospitality project that will generate very attractive returns and create a unique, destination experience for both locals in the Okanagan valley, and the many tourists who visit the area.
Concept plans have been prepared for a 20-suite boutique hotel and a world class spa facility. The accommodation segment of the development will include a mix of one and two-bedroom suites each with kitchenettes, living areas with panoramic balcony views of Skaha Lake, and sleeping space ranging from 2 – 6 guests.
Working with a highly experienced contractor in the spa industry, the spa development will take advantage of the well built and appointed existing building, as well as the spectacular views of Skaha Lake and the surrounding hills available on the property. Multiple hot tubs, pools, steam rooms and saunas as well as a complete offering of spa experiences such as massage, beauty, and relaxation services, will create a world class experience securing us as the market provider for this type of experience in the Penticton region for the foreseeable future.
Investment Opportunity:
The total proposed budget for the additional development is ~$6,000,000. We are looking to raise ~$4.0m in capital investment and in exchange are offering holdings of up to 50% of the total business (restaurant, winery, hotel, and spa). We are actively working with several financial institutions to secure traditional financing for the balance of the project budget and refinancing of the existing mortgage.
First-year projections for the combined operations show EBITDA exceeding $1.2m and cashflow after total debt service exceeding $650k.

The proposed development will be incorporated into, and enhance, the current premium design and aesthetic of the restaurant and winery which was first developed in 2014.
